Vice President, Due Diligence

Bluerock is seeking a Vice President, Due Diligence to manage all aspects of the Company’s due diligence requirements and requests, including those of its numerous sponsored investment programs. The role requires frequent interaction with multiple other Bluerock departments including executive management, national accounts, portfolio management, capital markets, accounting, and compliance.

Responsibilities:

  • Overseeing all aspects of the company’s third-party and internal due diligence requests
  • Responding to investment advisor and broker dealer due diligence questionnaires (“DDQs” and “RFIs”)
  • Maintain due diligence records, files, storage locations, and requests for all investment products
  • Performing comparative investment analysis on multiple investment alternatives to assess differences in performance, risks, markets, fees, etc.
  • Prepare detailed summaries of investment programs and create analytical reports on investment portfolio holdings for broker dealer, institutional, and retail clients
  • Respond to ad hoc requests and research projects from both internal and external parties
  • Serve as product expert for all Bluerock investment programs and be able to present and respond to all inquiries for related information
  • Assist in preparing offering memorandum / prospectus for investment programs
  • Contribute to financial markets / industry news and commentary / research white papers / blogs / commentary / thought leadership publications
  • Assist in the design and creation of educational materials and modules centered around relevant commercial real estate and private credit markets
  • Maintain a high level of compliance awareness and knowledge
  • Compose and produce work in a fast-paced environment where speed and accuracy are required
  • Maintain responsibility and accountability on every project

Qualifications:

  • Bachelor’s degree in accounting, business, economics, finance, legal or real estate
  • 10+ years of proven experience in the investment securities industry, with focus on due diligence
  • Deep knowledge in the real estate and credit market sectors
  • Financial analytical skills with an understanding of discounted cash flow, excel modeling, forecasting techniques, variance analysis, and quantitative analytics
  • Understanding and use of financial statements, operating reports/budgets, terminology and applications
  • Solid understanding of domestic economic and financial markets
  • Highly developed written and oral communication skills

Managing Director, Bluerock Value Exchange (BVEX)

Bluerock Capital Markets is the dedicated dealer manager for Bluerock, a leading institutional alternative asset management and investment company with more $15 Billion in assets under management.

Bluerock, a national sponsor of 1031 exchange programs, is currently seeking a Managing Director, Bluerock Value Exchange (BVEX), the division of Bluerock dedicated to the syndication of section 1031 exchange programs with more than $2.5 billion in prior sponsored programs. The Managing Director will lead all facets of BVEX’s capital raising and strategy efforts at a national level in conjunction with the assistance of a robust capital markets team of wholesalers and securities professionals with more than 50 individuals servicing across all channels (independent broker dealers, regionals, wire houses, RIAs, and home offices). This position includes a salary and a global basis point commission override on all 1031 DST sales.

Desired Skills and Qualifications: 

  • 7-10+ years of relevant professional experience with full understanding and working knowledge of IRC Section 1031 exchanges, 721 exchanges, UPREITs, qualified intermediaries, and real estate; 
  • Bachelor’s degree from a four-year college or university (MBA, CFA, or CFP a plus); 
  • Strong communication skills with the ability to speak persuasively in positive or negative situations. Present ideas and information in a manner that gets others’ attention and demonstrates solid group presentation skills; 
  • Knowledge of alternative investments, wholesale distribution of financial products, marketplace, and competition; 
  • High level knowledge of real estate fundamentals and valuation methodologies including cap rates, NOI, debt/financing, and other integral facets of single asset or portfolio transactions; 
  • High level knowledge of CRM systems (Salesforce), Microsoft Office including Excel, Word and Outlook; 
  • Excellent multi-tasking and organization with the ability to prioritize and plan work activities with effective time management; 
  • Strong work ethic and high integrity; and 
  • FINRA Series 7 and 63 required.

Essential Duties and Responsibilities: 

All areas of responsibility listed below are essential to the satisfactory performance of this position: 

  • Lead all capital raising efforts at a national level for all BVEX sponsored programs working directly with all 19 national regions/territories serving independent broker dealers, RIAs, and national accounts teams; 
  • Attain a firm understanding of all newly offered 1031 Exchange/DST/721 Exchange programs and assist with marketing and collateral material creation and selling group buildout effort; 
  • Clearly and effectively communicate with financial advisors, investors, tax, and legal advisors about BVEX programs; 
  • Deliver sales presentations to advisors and their clients via webinars, one-on-one meetings and conference calls; 
  • Cultivate, service, and build long-term advisor relationships with a robust portfolio of clients at a national level; 
  • Serve as a product expert and in-house resource across all areas of BVEX programs, track record, and investment strategies; 
  • Work hand-in-glove with wholesalers and their client advisors and investors to advance leads and close business; 
  • Work directly with Investor Relations to seamlessly and efficiently close all inbound 1031 transaction subscriptions; 
  • Maintain daily pipeline tracking report for all program reservations and transactions closing in conjunction with investor relations teams; 
  • Consistently work with IR and wholesalers to communicate remaining equity, indications of interest, and reservations both in-house and to the advisor community; 
  • Maintain a high level of compliance awareness and knowledge; and 
  • Travel as needed to industry and partner conferences and to conduct meetings and business opportunities.
